What leasing options are available?
We are currently offering 3-15 month lease terms on Studio, One Bedroom, Two Bedroom, and Two Bedroom with a Den floor plans
What are the qualifications - income, credit history checks, criminal history, rental history, etc.
We do require 3x the monthly rent in gross income. We do go through a 3rd party screening process that checks for credit, criminal background, rental, and income. We will require at least one year of positive rental history.
Can I apply online?
Yes! You are more than welcome to come in during business hours and we can assist you, or you can do this from the comfort of your own home.
What fees/deposits are due upon applying? Moving in?
At the time of application, there will be a $250 administrative fee as well as a $50 application fee per applicant over the age of 18. Deposits are dependent on the screening from our third-party vendor.
Do I have to pay first & last month's rent?
At the time of move-in, you will be responsible for your prorated rent and a potential deposit based on your screening.
When is rent due and how can I make my rent payment?
Rent is due on the first. We are a paperless community, so we highly encourage residents to make all payments online through the Resident Portal app.
Is there a late fee for overdue payments? Is there a grace period?
Any payments made after the 4th of the month are subject to a late fee equal to 15% of the base rent.
Is renter's insurance required?
We require proof of renter's insurance coverage with a minimum liability policy of $300,000.
What utilities are NOT included in the rent?
Residents will be responsible for all utilities. Valet trash is $25 per month, Pest Control is $5 per month, AT&T is $65 per month, and Water/Sewer will be billed based on the square footage of the apartment and how many occupants are living there. Electricity is through Evergy, and they will bill you directly for your usage.
What costs are not included in the rent?
Our base rent does not include utilities, covered parking, or storage units.
What is the average cost for utilities each month?
This varies based on the size of your apartment and the number of occupants in the apartment. Reach out to our team so we can provide the best estimate for you!
Are corporate rentals available?
Yes, corporate applications are available. The corporation will be screened, and then all occupants over the age of 18 will have a criminal background screening as well as being listed on the lease agreement.
What happens if I need to move out before my lease expires?
To terminate your lease early, we require a 60-day notice in addition to a termination fee equal to 2X your base rent.
What are the hours for the fitness center?
24 Hours
What are the hours of your Leasing Center?
Monday-Friday 9am-6pm, Saturday 10am-5pm.
Do apartments have dishwashers?
Yes, all apartments come equipped with a stainless steel dishwasher.
Does the apartment come with a microwave?
Yes, all apartments come equipped with a stainless steel microwave.
Are stoves gas or electric?
The apartments are all electric.
Do kitchen sinks have a garbage disposal?
Yes
Is there a bathtub or just a shower? Are they together or separate?
We offer a tub/shower combo in all homes. Our 2 bedroom X 2 bathrooms do offer a walk-in shower in the primary bathroom.
What property amenities are included?

Do you have free internet/Wi-Fi? (Where is it available?)
Yes, available in the clubhouse.
Do you have cable?
No, our homes come equipped with AT&T Fiber. Residents are free to use any provider that is compatible with our community.
How do I reserve community amenities?
Reach out to the office for assistance!
Does this community have a pest control service?
Yes, our community is treated for preventative pest control monthly.
Are BBQ grills available year round? What kind of grills do you have?
Yes, we have dual gas grills on our pool deck.
Are concierge services available?
Our staff is available to assist you during business hours.
Are there restrictions for what can be put on balconies or patios?
We do not allow open flames or gas/propane in these spaces. We also ask that patios/balcony spaces are kept neat and clean to not disturb other residents and guests.
I have a noise complaint. Who do I contact?
If you have a noise complaint during business hours, you are able to contact the office. If you have a noise complaint after hours, you are able to utilize our Metro Safety Patrol and they will come out to handle the situation.
What is the smoking policy?
We are a non smoking community
I need emergency maintenance. Who do I call?
You can call our office number and follow the prompts to submit an emergency work order. We have emergency maintenance available 24/7.
I have a non-emergency maintenance issue. Who do I contact?
For non-emergent maintenance requests, you are able to contact the office during business hours or submit a work order through the resident portal.
Do you allow pets? What is the pet policy?
We allow two pets per apartment. We do not have breed restrictions, but we do require the pet to weigh less than 100 pounds.
What is the parking situation?
We have surface-level parking available around all buildings. There are also carport, detached garage, and attached garage options. Reach out to the office for more information!
What is the policy for snow removal?
We have a contract with Metro Snow Removal, and they will remove snow from the parking lots as well as walkways and stairs throughout the community. They do not remove snow between vehicles.
What is the procedure for moving out?
At move-out out you will turn in the keys for the apartment, and we will do a move-out inspection with you to assess the state of the apartment and notify you of any charges that may be incurred.
