The Chadwick requires a combined gross household income equal to three times the monthly rent. We utilize a third-party screening process that evaluates your overall credit history rather than a specific credit score. All applicants over the age of 18 are screened for criminal background, rental history, income, and credit.
How long does the application approval process typically take?
Our team at The Chadwick strives to complete the application process within 72 hours, though this timeline may vary depending on outside factors such as third-party screening and rental history verification.
What are your available lease terms and lengths?
The Chadwick offers flexible lease terms ranging from 3 to 15 months, depending on availability.
What is the total estimated cost due at move-in (deposits & fees)?
Estimated move-in costs at The Chadwick include a $50 application fee per applicant, a $300 administrative fee per apartment, a $200 refundable security deposit, and a $30 utility set-up fee.
Are security deposits refundable?
Yes, the standard $200 security deposit at The Chadwick is refundable at move-out, depending on the condition of the apartment.
What is the penalty for breaking a lease, or do you allow lease transfers?
To break a lease at The Chadwick, you must provide a 60-day notice and immediately pay a lease break fee equal to two months of base rent.
Are pets allowed, and what are the restrictions/fees?
Yes, The Chadwick is a pet-friendly community allowing up to two dogs or cats per residence, with a 100 lb weight limit per dog. Caged pets and aquariums are not permitted. There is a $400 one-time pet fee and a $25 monthly pet rent per pet.
Is renter's insurance required?
Yes, The Chadwick requires all residents to maintain renter's insurance with a minimum personal liability coverage of no less than $300,000.

Is laundry included in the apartment?
Yes, a convenient in-home washer and dryer are included in every residence at The Chadwick.
